Some classes of housing in Moscow this week fell

Over the past week, the average price level for some classes Moscow housing began to creep down. This is, apparently, a significant event, according to experts of the analytical center irn.ru, was widely anticipated. After gradual shutdown of the market during the fall of this year, a slight decrease in the value of low-quality housing in the five-storey building, as well as similar to them in properties houses, is quite understandable.

Over the past week, five-storey building apartments in panel lost an average of 0.1%, in the brick – 0.2%. Now the average price of a house is about $ 4,000 per square meter.

In this case, the segment of expensive housing, which still continues to steadily go up by 0.5-1% per week, and slightly increases the citywide index of home prices. According irn.ru, it added 0.3% for the week and came close to the level of $ 4,200 per square meter. This situation is a good illustration of the process of differentiation in the market stagnation: while the “cheap” edge began to creep down, “expensive” is still going up, rising a little behind them and average.

Analysts noted lower prices, of course, is small, but it is the beginning of a new trend, says the survey. Experts believe that the correction in the next few months down the cost of standard housing will increase and could reach to mid-spring, from 5% to 10%.
